The two largest cities in Scotland, Edinburgh and Glasgow, are now faced with what is defined as a critical shortage of office space that is expected to go on until 2012 due to the recession stalling many new development projects.
However, without plants for major schemes in the next few years many occupiers may start looking at other cities for desk space to rent.
The 66th biannual Scottish property Review by Ryden made the prediction of occupiers looking elsewhere, which is concerning given that it is usually considered accurate when it comes to the Scottish marketplace.
Ryden stated without new developments on the agenda for the major cities is nearly non-existent, and the lack of high quality office space on the market will cause the Glasgow and Edinburgh office markets to suffer a developmental vacuum.
Head of consulting and author of the Ryden report, Mark Robertson stated that unlike other recessions in the property market, a supply of new buildings is not there to back re-growth.Robertson continued to say that the lack of activity will reduce the supply available in city centre which could see a critical shortage arise by the end of 2012 which will last up until 2013.
The last surgery of office space take-up in Glasgow saw rates fall by a quarter in just the last six months although the twelve month period was steady with last year.
